When it purchases mortgage loans, Titularizadora Colombiana engages the mortgage banks for servicing those mortgage loans. Therefore, as managers of the underlying assets, we conduct audits and follow-ups to the servicers´ activities. Servicers perform the tasks associated with collection, accounting, customer care, and recovery by applying different strategies determined by each entity supported by their own applications. In this regard, our company does not have a mortgage loan servicing department since we do not perform such activities directly.


TIN securities are real-estate-backed fungible equity securities issued by an investment vehicle (universalidad) managed by TITULARIZADORA COLOMBIANA S.A., which allow investing in a portfolio of first-class productive real estate.


TINs are variable income securities depending on the performance of the investments comprising the Universlidad.


The global credit limit approved on September 7, 2018 is COP 2 trillion, which may be expanded upon prior appropriate authorization.


TIN securities are issued through the investment vehicle called Universalidad, structured with solid Corporate Governance and institutionally supported by a team of independent experts (real estate agent [gestor inmobiliario] and real estate manager [administrador inmobiliario]) with extensive career paths. The Universalidad is managed by Titularizadora Colombiana, a renowned issuer of the capital markets, under the surveillance of the Finance Superintendence (SFC), with a strong institutional support and well-known investors. 


It is a real estate investment vehicle of issues by tranches placed by firm demand through the stock exchange.


Moderate-conservative risk considering that the real properties are stabilized, i.e., they do not bear a construction risk and are under long-term lease contracts with high-profile corporate tenants. The return is variable and will depend on the performance of the investments that comprise the Universalidad TIN.
